Pinnacle Property Surveys Limited
Introduction
A surveyor from Pinnacle Property Surveys Ltd will carry out a detailed snagging inspection and provide you with a written report setting out their professional opinion on the visible condition and finish of the property on the day of the visit. Please not that no assurance can be give about the condition of the property after the inspection date, as other parties may have access to it afterwards.
Photographs will be taken during the inspection solely for the surveyor’s reference when preparing the report. By booking and confirming the appointment, you consent to these photographs being taken inside and outside the property. Where practicable, images will avoid showing people, vehicles or other personal belongings.
Any parts of the property that cannot be examined (for whatever reason) will be clearly noted in the report. This may incude, for example, TV or telephone services that are not yet connected.
All external areas are inspected from ground level only using normal eyesight. We do not use ladders, drones or other equipment, so elements that are not clearly visible from the ground cannot be commented upon.
What the Inspection Covers
The surveyor will assess the visible quality and workmanship of the property against recognised industry standards. We generally use the NHBC Standards as our primary benchmark for both internal and external finishes (supplemented by the relevant technical manuals and current Building Regulations where necessary). if your new home is covered by a different warranty provider, please mention this when booking so that any material differences can be highlighted.
Delivery of the Report
The completed report will be emailed to you as soon as we have received full payment. Provided payment is made on the same day the invoice is issued, the report is normally sent across within a few hours. Hard-copy reports can be posted by prior arrangement only.
Although we aim to identify all visible defects, it is not always possible to spot everything due to access restrictions, items being concealed, or simple human oversight. Pinnacle Property Surveys Ltd cannot accept responsibility for any defects that are not identified during the inspection.
Our surveyors are not Gas Safe or NICEIC/Part-P registered and are therefore not qualified to test or certify gas, electrical or other utility installations. We will carry out a visual check of visible services, fittings and appliances and note any obvious concerns, and we will confirm with you that the appropriate safety certificates have been supplied by the developer/builder. No liability is accepted for the safety, performance or compliance of any installed services.
Payment Terms
The fee quoted in our booking confirmation email is payable in full immediately upon completion of the inspection (our invoices state “due on receipt” unless we have agreed otherwise in advance). No deposit is required. The report will only be released once payment has cleared.
If the surveyor is unable to gain access, is denied entry, or is required to leave the site before the inspection is finished, a minimum of 50% of the agreed fee will remain payable to cover travel and administration costs. It is your responsibility to ensure access is available at the agreed time.
Cancellations & Rearrangements
You may cancel or reschedule the appointment at any time without charge provided you notify our director by telephone and follow it up with an email no later that 48 hours before the scheduled start time.
Cancellations with less that 48 hours notice may incur a discretionary charge of up to 50% of the fee.
If we have already prepared and sent you a bespoke pre-inspection snagging checklist specific to your property and you then cancel the full inspection visit, a charge of 50% of the quoted fee will apply regardless of when notice is given.
Scope & Limitations of the Inspection
The service consists of a thorough visual examination of all accessible internal and external areas, including (where applicable) gardens, driveways and garages. To help the surveyor work efficiently, please ensure that windows and the edges of rooms are kept clear wherever possible. For insurance reasons we cannot move furniture, belongings or builder’s materials, so any concealed areas will be recorded as “not inspected” and no assurance can be given that they are defect-free.
Data Protection
We take your privacy seriously. All personal information you provide will be handled strictly in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Your data will only be used for the purposes of providing our service and will not be passed to third parties without your permission, except where we are legally obliged to do so.
Events Beyond Our Reasonable Control
We will always do our best to arrive on time, but we cannot be held responsible for delays caused by heavy traffic, accidents, severe weather or other circumstances outside our control.
